Understanding why Leander and Liberty Hill grew so fast helps explain why they are likely to keep growing. A few factors stand out.

First, proximity to Austin without the Austin price tag. Both cities sit within a reasonable commute of the greater Austin metro, giving residents access to one of the strongest job markets in the country while living in communities where land is more abundant, home prices are lower, and the pace of life is noticeably different. That combination was already appealing before the pandemic. When remote and hybrid work became normalized for a much larger portion of the workforce, it became irresistible.

Second, both cities sit in Williamson County, which has long been recognized for its strong school districts, low crime rates, and business-friendly environment. Families relocating from higher-cost markets look at Williamson County and see a place where they can genuinely stretch their budget and still get excellent schools, beautiful land, and a strong sense of community.

Third, and this is something I pay close attention to as a real estate professional, both cities have been intentional about managing their growth. That is not always the case with fast-growing communities. Leander's long-range planning and Northline development, Liberty Hill's retail corridor strategy, and both cities' investments in infrastructure and schools show that local leadership has been thinking about how to grow well, not just how to grow fast.

Leander is quickly evolving from a commuter suburb into a regional hub for commerce, lifestyle, and innovation. And Liberty Hill is not just growing. It is maturing thoughtfully, attracting the kind of national investment that signals long-term confidence in the community.

What Is Coming to Leander

Leander's growth story is entering what I think is its most exciting chapter. For most of its rapid expansion, Leander was primarily a residential growth city. Families moved here for the space, the schools, and the access to Austin. What it lacked was a true commercial and employment core that matched the scale of its population. That is changing rapidly, and the projects underway right now are the clearest signal yet of where Leander is heading.

Northline: Leander's New Downtown

The single most transformative project in Leander right now is Northline. This is a 116-acre mixed-use development anchored near Leander Station and Austin Community College's San Gabriel campus. The vision is to create a genuine downtown for Leander, a walkable district where residents can live, work, eat, shop, and gather, all in one place. The project combines retail, office, multifamily residential, townhomes, hotel space, medical offices, civic buildings, and parks.

Northline: A Nearly $1 Billion Investment in Leander's Future

Northline is Leander's new downtown district, a 116-acre transit-oriented development near Leander Station and the MetroRail line. The project combines retail, residential, office, hotel, medical, and civic space into a walkable urban core. City of Leander has partnered with Northline and St. John Properties on a new $4 million initiative expected to produce a 95,000 square foot commercial office building, with full build-out expected by 2030. The development includes a planned town square, signature parks, water features, and public art installations. This is where Leander's identity as a city, not just a suburb, truly takes shape.

Northline has been unfolding since 2020, and 2025 and 2026 represent a meaningful acceleration in that build-out. Multifamily and townhome phases have been completed. The first 85,000 square foot retail phase by Endeavor Real Estate Group is under construction. And the city itself is planning to relocate city hall and core municipal facilities into the Northline district, which is one of the strongest possible signals that this is not just a private development. It is Leander's civic future.

Leander Tech Park

St. John Properties, a major commercial real estate firm, is developing the Leander Tech Park at the intersection of State Highway 29 and Kauffman Loop. The 50-acre park will offer 270,000 square feet of flexible Class-A office, light industrial, and research and development space, with the goal of attracting technology, medical, logistics, and manufacturing companies. At full build-out, the park is expected to support over 800 jobs. This project is a direct signal that Leander is positioning itself as a destination for employers, not just for residents.

The 115-Acre Titan Business Park

Leander City Council approved an economic development agreement with Titan Development for a 115-acre business park that, at full capacity, could deliver up to 1.3 million square feet of Class-A flex industrial space. Located at the northeast intersection of Hero Way and CR 270, the full build-out is anticipated by 2035 and is expected to generate over $18.5 million in combined tax and utility revenue for the city over the next ten years.

Crystal Village and Retail Expansion

Beyond the employment-focused projects, Leander is also building out its lifestyle and retail infrastructure in a significant way. Crystal Village is a mixed-use development at Crystal Falls Parkway that is one of the most highly anticipated additions to the area, with approximately 40% of space dedicated to food and beverage, including planned tenants like Southside Market BBQ and Texas Roadhouse, alongside hotels, retail, multi-family housing, and green space. Full build-out is expected by 2030.

Leander's median home sale price in February 2026 was $451,210, with the market holding value better than many comparable Austin suburbs due to rail access, employment diversification, and the continued development of the city's downtown core. With 6.0 months of supply, the market is sitting right at the benchmark for balance, which is a healthy position for both buyers and sellers.

What Is Coming to Liberty Hill

Liberty Hill's growth trajectory is extraordinary by any measure. In the ten years between 2010 and 2020, the city grew by 277%, from just under 1,000 people to over 3,600. Then between 2020 and 2023 alone, it grew another 185%, surpassing 10,000 residents. By 2025, the population had reached an estimated 13,780 people. And the Liberty Hill ISD, which now educates nearly 10,000 students, is projected to grow to 19,000 or more students by 2034. This is a city in the middle of a generational transformation.

Costco: Now Open

Costco Wholesale opened its Liberty Hill location on March 11, 2026, at 595 US-183. The 152,000 square foot warehouse, which also includes a gas station, is the result of years of community anticipation. Costco locations are chosen with care, and their presence frequently accelerates surrounding retail, dining, and infrastructure development. The fact that Liberty Hill was selected says something concrete about how this community is being evaluated by major national retailers. Studies have shown that new Costco locations can boost nearby property values by 5 to 8% within a year of opening.

Target: Opening Mid-2026

A 148,000 square foot Target is under construction at Liberty Hill Crossing, located at 351 N. US Highway 183 at State Highway 29. This $22 million project, which is expected to open by mid-2026, is being reported as potentially the largest Target store in the world. The development will also bring approximately 50,000 square feet of additional retail and around 10 outparcels for restaurants and other businesses to the corridor.

H-E-B, Dutch Bros, Panda Express and More

An H-E-B opened near Liberty Hill on Ronald Reagan Boulevard in 2021, giving the community a full-service grocery anchor. The commercial corridor is now filling in with additional businesses, including Dutch Bros and Panda Express, reflecting a shift from big-box anchors to the kind of everyday dining and convenience businesses that make a community genuinely functional for daily life.

Liberty Hill ISD is expanding rapidly alongside the city's population. A new elementary campus called Lariat Trails Elementary is expected to open in 2026, and another campus is planned for 2027. Major additions to Liberty Hill High School are already underway. The district currently serves nearly 10,000 students and is projected to grow to more than 19,000 by 2034. The district holds a B rating from the Texas Education Agency and is ranked 112 out of 961 Texas school districts, with a 98% four-year graduation rate at the high school level.
