Two of Liberty Hill's best acreage communities. Similar in a lot of ways. Different in the ones that tend to matter most to buyers.

Here's the honest truth about house shopping in Liberty Hill: every community has the word "Ranch" in the name, and from the outside they can all sound pretty much the same. But Northgate Ranch and Clearwater Ranch, two of the most popular acreage communities in town, have real differences that matter depending on where you work, what your mornings look like, and what you're hoping to find in a resale home.

Most buyers who compare these two end up choosing based on two things: where they're commuting and which house they fall in love with first.

What Makes Northgate Ranch Work

Northgate Ranch is the more accessible of the two communities in the mornings. Located off County Road 214 with straightforward connections to Highway 29 and 183A, it works well if you're commuting east toward Austin or Cedar Park. The school traffic on CR 214 has been heavy lately, but road improvements are in progress and it's getting better.

The community started in 2019 and is still actively building, which gives you two solid options: buy new construction and customize your home from the ground up, or find a resale where the previous owner has already done the work. The resale inventory in Northgate is genuinely impressive. Owners have had enough time to add pools, build casitas and guest homes, put in pickleball courts, and complete the kind of renovations that take a spec home to a completely different level.

If you're looking for an upscale one-acre property with strong commute access and the option to build new or buy a finished resale, Northgate Ranch belongs at the top of your list.

What Makes Clearwater Ranch Work

Clearwater Ranch sits further west on County Road 100, which means more of a drive if you're heading toward Austin in the mornings. That's the real trade-off, and it's worth being honest about before you fall in love with a house out there. For some buyers it's a non-issue. For others it's the deciding factor.

What Clearwater has going for it is hard to overstate. The entrance alone is something else, which sounds like a small thing until you're pulling in every single day. Green trees, a park area, a sense of arrival that most communities in Liberty Hill simply can't match. The 12-acre creek-side park with a playscape adds to the outdoor, Hill Country feel throughout.

The resale inventory in Clearwater mirrors Northgate in many ways: pools, casitas, pickleball courts, and significant upgrades throughout. But Clearwater has one distinctive pattern worth knowing: putting greens show up in resale homes here at a noticeably higher rate than anywhere else in Liberty Hill. If that's on your wish list, Clearwater Ranch is where to look.

From Jessica

These are two of my favorite communities in Liberty Hill, and I get asked about them a lot. They're genuinely similar in the best ways: one-acre lots, great builders, and resale homes where owners have put real money into upgrades. The differences come down to location and lifestyle, and those are conversations I love having because the right answer is almost always clear once we dig into what a normal day looks like for you.

If you've been going back and forth between Northgate and Clearwater, let's talk. I know both neighborhoods well and I can show you what's available in each right now. And if the land at 100 Spence caught your eye, I'd love to walk you through it. A 3.6-acre lot in Northgate with utilities already on site doesn't come up often.
